The Woonbedrijf vision
Woonbedrijf is all about housing and, since housing is all about individuals, we aim to serve our clients where they live. We work hard each and every day to provide good housing for more than 70,000 clients. To do so effectively, we need to stay up to date on all developments taking place in the Eindhoven region. This is what guides our work.
In the ideal housing market, every individual can make his or her own choices. When we identify opportunities that would benefit our clients, we take action. This includes maintaining accommodations at a (healthy) level at the bottom of the rental market by basing our prices on the right price to quality ratio. We feel a sense of responsibility towards those relying on rental housing in the Eindhoven region, particularly individuals who cannot access the housing market independently.
But this is not all that we do. Together with our clients and interested parties, Woonbedrijf works towards creating recognisable neighbourhoods. Woonbedrijf aims to help establish a housing environment in which residents feel comfortable and at home. All in all, we help the Eindhoven region develop sustainable living environments that are good for the people who live there. This is accomplished by working for, around, alongside, between and with clients and interested parties, including those parties we encounter in the various neighbourhoods. Every party involved also plays its own specific role.
Our approach is justified by results that are both apparent and recognisable to our clients and the relevant parties. To achieve successful results in each of our business units, we always seek out constructive dialogue with everyone involved. In everything we do, we consider both the material and immaterial client, property and business value.
Our goal is to develop into a clever and versatile organisation that is able to work together effectively with all parties, including clients, in order to create a distinct profile as a social organisation. As part of this ambition, Woonbedrijf employees are given the opportunity to demonstrate entrepreneurial initiative and take responsibility in promoting the interests of our clients, the property and the company. This is already part of our company culture and daily practice shows that this results in increased job satisfaction and pride, important cornerstones on which Woonbedrijf can continue to build towards the future.
Mission
With a view to selecting tenants successfully, Woonbedrijf has taken the initiative to approach the rented housing market more like a proper consumer market, which is accessible to everyone. By cooperating in the construction of recognisable neighbourhoods, Woonbedrijf aims to create a residential environment where residents feel comfortable and entirely at home. Woonbedrijf is also keen to create added social value in this manner. We do everything within our capabilities, while weighing up both the tangible and intangible values. Woonbedrijf is keen to become a learning organisation, which strives to achieve its objectives according to the core values of respect, personal responsibility, loyalty and results.
Route
Making our tenants feel comfortable in their homes, but also in the neighbourhood; that is Woonbedrijf’s aim. And with a view to achieving it, Woonbedrijf has chosen a route which rests on the following pillars:

Building neighbourhoods
The residential environment and living conditions largely determine one’s enjoyment of a property. This includes such aspects as amenities and the social coherence of districts. Woonbedrijf invests in liveability and gives residents a sense of involvement in their living environment. This feeling of pulling together and strength in numbers serves as the basis for change, the foundations on which to build neighbourhoods. And as a network organisation, we promote this feeling together with other parties, including municipal authorities, healthcare and educational institutes and tenants.
Selecting tenants
Woonbedrijf is all about freedom of choice. Choosing where to live and opting for quality. Our tenants are our customers, and that is how we treat them. Customers think for themselves, while we play a facilitating role. This means that we have to remain closely in touch with one another. Direct personal relations are required to understand what makes someone else tick.
Weighing up value
This is a primarily internal route, which focuses on interaction. It is a process of continually posing the question: ‘Is this what the tenant wants as a customer, or not?’ We are keen to prove our worth in a characteristic manner, at precisely those moments that it is expected of us. And customer appreciation is the proof that we have chosen the correct route.
Quality of service
Woonbedrijf is a customer oriented organisation. We put the customer first in our actions, our procedures and our objectives. This is our job, and it is one we take seriously. As a member of the KWH (Netherlands Centre for the Quality of Housing Corporations in the Rented Sector) we audit our services annually. The KWH:
- Supervises and encourages housing corporations in the drive for quality
- Views quality as a continuous process of improvement, which focuses on service and the customer
- Issues a quality label to housing corporations; the KWH Huurlabel or Rented Housing Label
The unique value of this label is that it is based on the quality of service as viewed from the tenants’ perspective. Since 2008 Woonbedrijf has received the KWH-Rented Housing Label.
